SAN DIEGO – May 7, 2008

CB Richard Ellis’ Downtown San Diego office announced that Nypro Precision Assemblies De Mexico has leased a 158,900 square foot industrial campus at Sor Juana Inez Del Cruz No. 20154, Tijuana, Mexico, from Prologis. The 84-month lease is valued at approximately $7.66 million.

The Class A building is strategically located adjacent to the truck border crossing and features 18 loading docks, a highly improved class 12,000 clean room and approximately 12 percent office space.

Vince Roche of CB Richard Ellis dealt directly with the lessor, Prologis, while representing the lessee, Nypro Precision Assemblies De Mexico. He also represented the existing tenant JVC who had negotiated a long-term lease with Prologis on the same property. Roche leveraged Nypro’s interest in the facility and negotiated a two-prong agreement releasing JVC from its commitment and acquiring favorable terms for Nypro’s 84-month lease.   

Roche specializes in industrial properties within Mexico and is one of the original founders of CB Richard Ellis’ Mexico Advisory Services Group. He has been involved in some of the largest transactions occurring within the industrial corridor throughout Mexico over the past 10 years.

Nypro operates 52 separate businesses in 17 countries that design and manufacture plastics products. Nypro’s San Diego facility utilizes the assembly and ship-to-stock packaging capabilities of Nypro Precision Assemblies De Mexico.
