SAN DIEGO – May 13, 2008

CB Richard Ellis’ San Diego Downtown office handled two leases in Mexico totaling 137,653 square feet for security system and lock manufacturer Schlage de Mexico.

CB Richard Ellis First Vice President Rich Kwasny negotiated a three-year lease renewal for a 57,492 square foot industrial facility in Ensenada used for part manufacturing and lock assembly.  Kwasny represented Schlage de Mexico and dealt directly with the lessor, Eduardo Fimbres Camacho. 

Kwasny also negotiated a 10-year lease on behalf of Schlage de Mexico for an 80,161 square foot build-to-suit manufacturing facility in the El Florido Industrial Park in Tijuana. The property is being developed by the lessor, Submetropoli De Tijuana BBVA Bancomer Servicios, and is scheduled for completion in late 2008.  Grubb and Ellis’ North Carolina office assisted in both transactions.  

Kwasny specializes in industrial property sales and leasing with a focus on Otay Mesa and Mexico. He has sold over 1,940 acres of land and has leased or sold over 6.8 million square feet of industrial property including over 3.4 million square feet of sales and leasing in Mexico. 

Schlage de Mexico is a subsidiary company of Carmel, Ind.-based Ingersoll-Rand. The Tijuana build-to-suit production facility will be the company’s fourth location in Baja California.
